More Possible Relief for PCSing Military Homeowners with a New Short Sale Program

Service Members who Need to PCS and Sell

Many service members will be returning home from combat duty abroad and given the expected budget cuts and downsizing,  there will be many military home owners that will need to move and sell their current home.

According to an article by Karen Jowers in the Army Times, Big banks must offer relief to some military homeowners, a new program seems to be forthcoming to help those military home owners who have to move and sell because of military orders.  With the housing economy today, military members are finding it difficult at best to sell their homes for the amount they bought them for and move on free and clear to their next duty station.

The HAP and VA Compromise Sale

Some service members have been able to turn to such programs as HAP (Home Owner’s Assistance Program), which is a program ran by the Department of Defense to help ease the burden of the military member having to sell a home, but unable to because of the down turn of the economy.  The HAP had specific timelines that needed to be adhered to to be eligible for the program and was paid for by the DOD.  Because of the exact timelines, there were those that were not able to qualify for this program, however still needed to sell their home.

Some members with a VA Loan could try for a type of military short sale called the VA Compromise sale.  However, not every military member bought a home with that type of loan and still face the possibility of a short sale because of a mandatory move.  If you don’t know what a short sale is, it is the seller trying to sell their home for less than what they owe the lending institution.

New Military Short Sale Program

Because of the Justice Department and the States Attorney General, service members may be able to get relief directly from their lending institutions, the loans have to be from Wells Fargo, Chase, Citigroup, Bank of America and Ally Financial.

Essentially, these banks must allow for a short sale of the home and they must issue a deficiency waiver which prevents the banks from coming back and demanding payment of the shortage.  Additionally, these banks cannot report this short sale to the creditors as being delinquent if the service member was not in default before the short sale.

Although the guidelines for this new program haven’t been outlined, according to a source for the Army Times the basic qualifications are these

  • Troops must be on full time Active Duty
  • The property must be the principal residence, or must have been purchased between July 1, 2006 and Dec 31st, 2008.
  • PCS Orders must have been received on or after Oct 1st, 2010 and must require a relocation outside a 50 mile radius.
  • The Short Sale must take place within 12 months of the relocation
It looks as if this short sale program won’t put extra stressors of credit issues and monetary issues on the service member which is a big plus.

How Do You Know if You Qualify

If you are a service member that is PCSing and you need to sell your home and you feel you may need a short sale, the first thing you should do is call your lender and see what assistance is available to you, (according to the Army Times, if your lender cannot help, call the Justice Department’s Military Help Line at 800-896-7743).  Calling a Realtor® that is familiar with working with military members and familiar with short sales is also going to be your best bet.

What you shouldn’t do is give up and just leave as that could have further implications later.  There are several programs that are available to assist you if you need to PCS and sell your home.  Call your lender, and get with a local Realtor® who can help you determine whether you even need a short sale and if you do, guide you through the process.

The Schertz TX Real Estate Market

How did the Schertz TX Real Estate Market fair for the month of April?  Well, before we get to the sold numbers, let’s take a look at what the present Schertz TX Real Estate Market is doing.schertz tx real estate, schertz tx homes for sale, schertz tx market report, guadalupe county real estate

Currently there are 165 single family Schertz TX Homes for sale.  The median list price is sitting at $159,000 with the current days on market being 55.  Home prices for available Schertz TX Homes for sale range from a low as $42,000 to as high as $385,000 and from as small as 840 square feet to over 3000 square feet.  In a nut shell there are a variety of Schertz TX Homes for sale.

There are a whopping 32 pending sales in the city of Schertz and many of those numbers, (given they aren’t short sales), should be added to the Sold numbers for May.

What Sold in Schertz TX in April

The month of April held good results for the city of Schertz TX in regards to home sales.  There were a total of 32 Schertz TX homes for sale that sold with a median list price of $159,000 and the median sold price at $163,700.  The list price to sold price for April came to a 98.3% ratio which means, (as always), that homes that sold successfully in the month of April were priced right for the market.

Cibolo Texas Real Estate Market Update January 2012

Current Cibolo Texas Real Estate Market

How did the Cibolo Texas Real Estate Market do for the month of January for homes that had at least 2 bedrooms and 1 bath?  Let’s take a look.

As always, when looking at the Real Estate market in Cibolo Texas we like to take a gander at the present market.  Currently there are 196 available Cibolo Texas homes for sale.  That’s a lot to choose from in that city alone!  The current average list price of those homes is sitting at $191,377.00 for an average square footage of 2263.  The total days on market for those homes is 158.

Currently we have 44 homes that are pending a sale and in the past 6 months we have had 49 homes that have expired off of the Cibolo Texas Real Estate Market.  The average list price of those homes that expired off of the market was a little over $195,000.  Why do I even mention expired homes and their list price?  Typically, (not always though), homes that have expired off the market, do so because of pricing.  You can see the price of the homes that expired off of the Cibolo Texas Real Estate Market in the past 6 months sits slightly higher than the average list price of the available Cibolo Texas homes for sale and are remarkably higher than the homes that sold for in the month of January.

We had 19 homes that sold in Cibolo Texas for the month of January.  This number is slightly lower than in December.  December of 2011 had a total of 27 homes that sold in Cibolo Texas.  Why the drop?  Most likely the dip in home sales had to do with just coming off of the holiday season.  This is just a guess of mine.  However, that being said, the dip wasn’t that significant.

Homes that sold in Cibolo TX, were listed at $162,706.00 and sold for an average price of $158,447 for an average square footage of 2169.  The total average number of days on the market was 134.  This gives us a list price to sell price of 97.7%.  The list price to sell price percentage tells us that homes that Sold in Cibolo Texas were priced for the market.  Further confirmation of being priced right is evident with the average days on market for homes that sold in Cibolo Texas being only 134.

Homes being marketed today have the capacity to last over 6 months, so anything sold under that time frame give you a clue that the Cibolo Texas Real Estate Market is doing remarkably well.

Buying a Short Sale in Greater San Antonio Texas

Knowledge is Power with Buying a San Antonio Short Sale

Buying a short sale can be rewarding, however it can also be a long and frustrating process, especially if you don’t understand  what a short sale is and know what the overall process is.  The very first thing that you must understand is that short sales are going to take a while to close, if they close at all.  If you arebuying a san antonio texas short sale, home buying san antonio texas, short sale tips in the market to buy a home in San Antonio Texas quickly and be in that home in a short amount of time, then buying a short sale may not be for you.  My advice would be to probably take them from your list if you need to be in a home in less than 45 days or so.  However, if short sales are something you want to pursue, then having an educated short sale buyers agent by your side is bound to raise your success level in getting your offer for a short sale accepted by both the seller and the lender.

The Price of a Short Sale

Alright, you have been searching high and low in the Greater San Antonio Texas area for the perfect home for sale for you and your family and you think you have found the one and you would like to place an offer on the home.  Things that attracted you to this home were the size, location and the incredible price!   Many times a short sale will be priced incredibly low for the size and location and you think that you have come upon the deal of a century.  One of the first considerations that you need to be aware of is that short sales may be priced incredibly low to entice home buyers to put in an offer to start the short sale process.  The price listed on the home may not be the price that you end up paying for at the closing table.

Why is this?  Well, although the home is listed as a short sale, the actual process to begin approving the short sale will not truly begin until there is an offer on the table for a lender to approve.  Meaning that once you think you have “found home” your Realtor® in San Antonio Texas should prepare a comparative market analysis for you to show you what the current market value of the home you want to purchase is approximately worth.  If the home listed for sale is remarkably lower than that, you need to understand that offering full list price may not  seal the deal for you.

Once you receive that market analysis, we will sit down and discuss the offer strategy and put together an offer that will work best for you, the buyer.  That may be to initially offer what the price is or it may be to offer higher and include closing costs.  Either way, we will construct the offer that hopefully has the best chance of being accepted by both the seller and the lender, (or when it makes it up to the lender has a chance of being countered and the counter doesn’t send you running).  I know you are thinking, “why does it have to even go to the seller?”  Remember that a short sale is not a foreclosure.  The seller is the one selling the home and trying to sell it for less than what they owe to the lender.

The offer goes to the seller first and God willing, they have a San Antonio listing agent familiar with listing and selling short sales who can guide the seller through the process as well.  The listing agent should guide that seller to accept the offer that has the best chance of being accepted by the lender .  If the home was initially priced extremely below market price, we may be working with an unexperienced short sale agent.  Again, with your Realtor®, looking at the comparative market analysis and the listing history will give you the background knowledge on the home and area and will give you an edge on what that offer needs to be to have the strongest chance of being accepted.

Once the offer gets accepted by the seller, the offer, along with all pertinent paperwork that the seller needs to provide will go up in a nice, neat package to the lender to either approve or disapprove the short sale.  Dates for the option, inspection, appraisal and closing need to be realistic.  This means that ordinarily, in a normal sale, you would go under option within the first few days and get your home inspection done and continue on towards the closing day where you become a home owner.

From the time that all paperwork is turned in to the lender to the time that you actually get a response,  is probably the most frustrating to the buyer and many call their agent daily when they haven’t heard anything for a while.  Many buyers agents have lost clients because there is nothing we can tell you  and buyers think that their agents are not representing them fully and have forgotten about them.  This couldn’t be farther from the truth.  Unfortunately, there isn’t much we can give you in the way of updates.  Once the lender has the offer and the paperwork, it is up to them to start the ball rolling again and until they get to your particular package and offer, it’s a waiting game.

Pricing your San Antonio TX home for sale correctly is, quite simply, the most important aspect of getting your home sold.  It is whatsan antonio tx real estate, san antonio tx realtor, san antonio tx home selling tips will drive your entire home selling experience.  This is why, as a San Antonio TX area Realtor®, I spend so much time on it.

What does that mean?  Well, I spend a lot of time analyzing your home, your neighborhood and the other homes in the neighborhood that are on the market, and those that have sold within the last 3, 6 and sometimes as far a 9 months out.  This is called doing a free comparative market analysis.

As a licensed Texas Real Estate Agent, I have the data and the training to interpret that data to reflect a price range that your home will most likely sell at.  Many individuals who are getting ready to sell their homes, may look at aggregate sites such as Zillow or maybe even Trulia to try and gauge what their home for sell for.  That’s ok as curiosity is expected when you are about to put your San Antonio TX home on the market.  The thing you must be careful of; however, is trying to interpret that data on your own.

Buyers Won’t Pay for your Emotional Attachment

Unless you are in the home selling business, my guess is that your guess on pricing your San Antonio TX home for sale will probably be off a tad.  The other issue is emotional attachment.  It’s natural to feel an emotional attachment to your home and put a price tag on it…but the buyer is not going to be emotionally attached to your memories.

They are going to come in with a buyers agent who will also know how to interpret that data and if your home isn’t priced accordingly, there are a couple of things that are bound to happen.  First, if you are priced too high for your area, you may get little to no showings.  This is the classic sign that you have priced your home too high.

There are many schools of thought on how a buyers mind works, but the prevailing strategy is the low ball one.  Many buyers think that they must start really low to try and buy the home at a bargain basement price.  Understand that many areas of San Antonio TX are still experiencing a buyers market.  A buyer’s market simply means that there are more homes for sale available then there are buyers for them.  Because of this, many buyers think that sellers are selling at bargain basement prices, which is not true.  I have heard some of my own buyers tell me “I’ve always been told to start at least 10-20% low to see if how low they will go.”

For example, if you get a buyer with that strategy,  their agent will do a comparative market analysis, see what market price for your area is and then price 10-20% lower than that…or, they will see the comparative market analysis and not even try.  This may leave you feeling defeated and frustrated and honestly, there is no reason for you to feel that way.

Cibolo TX Real Estate Market Report for April 2012

The Current Cibolo TX Real Estate Market

Well, here it is the middle of May already and I must say time is flying!  Let me start with the current Cibolo Texas Real Estate Market by letting you know how many homes are available for sale. cibolo tx real estate, cibolo tx market report, cibolo tx homes for sale

Currently there are 220 Cibolo TX homes for sale.  The median list price for these homes sits at $198,887.00.  The range is as low as $33,000 to as high as $589,000, (of course that home has over 76 acres of land)!

There are currently 48 whopping homes in Cibolo TX that are in the pending status which means these homes have passed most of the barriers and are waiting to close.  Eventually these will hopefully turn into May’s Sold numbers and give them a boost!

What Sold in Cibolo TX in April 2012

From April 1st to April 30th 2012, there were 28 Cibolo TX homes for sale that Sold!!  This number is down very slightly from the March 2012 Cibolo TX Real Estate Market, but not by much.

The median list price of those Cibolo TX homes that sold in April was $165,900 and the median Sold price was also $165,900.  Now in my book that would equal a 100% List Price to Sold Price ratio, however my MLS math is coming up with a 98.4% ratio.  I don’t get it either, but either way, 100% or 98.4% is a terrific ratio which still means that those homes that sold were priced right for this market!
