Looking at the Past and Present Cibolo Texas Real Estate Market

We are now almost an entire month into 2012 and it’s important that we take a look at both present Cibolo Texas market conditions that can tell us how we are doing, and past market conditions that tell us how well we did for not only 2011 but for 2010 as well.  Thiswill give us a better idea on where the Cibolo Texas Real Estate market is heading in 2012!

Taking a Peek at the Present Cibolo Texas Market

Before we get to the past, we will tak a peek at the present Cibolo Texas Real Estate Market conditions.  The market shows that there are currently 206 Active listings on the market (these are available Cibolo Texas homes for sale), with a median list price of $189,945.00.  The median square footage of home available is a little over 2300 feet and current days on market are at 84.  There are presently 23 pending sales in Cibolo and 15 homes that expired off of the market.  Currently, there have been 16 homes that have sold with a median list price of $159,947.00 and a Sold price of $158,000.  This gives us a 97.7% of list price to sell price which let’s you know that home owners have been fairly consistent with pricing their homes for the market.

Blasting from the Past 2010 and 2011 Cibolo Texas Real Estate Market

Looking at the past Cibolo Texas Market reports, I have provided comparison charts for both 2010 and 2011.  When discussing the number of sold homes for Cibolo, you can see that March, April and May of 2010 significantly out performed 2011.  I attribute that to the first time home buyer tax credit that was due to end in June of 2010.  At that time, you had to have closed on your home by June 30, 2010 to receive the $8000 credit.  If you notice, once legislation was enacted to extend the credit through September, 2010, the number of homes sold started evening out between 2010 and 2011.  However, 2010 did slightly outdo 2011 in the number of sold homes throughout the year, however by a very narrow margin.

Once we start looking at the cost of Cibolo Texas homes for sale in 2010 versus 2011, we notice that prices seemed relatively even across the board.  The biggest difference in home prices was in June of 2010 and again, we can safely assume that price difference may have had something to do with the end of the first time home buyer tax credit.

What the Past and Present Tell Us About the Cibolo Texas Real Estate Market

What does looking at the past and the present Real Estate Market for Cibolo tell us?  It looks as though the market has remained relatively stable across the past two years with  number of sold homes and prices of sold homes.  Presently we are still in a fairly good market.  With homes still selling, the list price to sell price ratio at over 95% and the days on market being relatively low across the board, the Cibolo Texas Real Estate Market is holding steady.

Representation is Important When You Want to Buy a Home in San Antonio TX

Many times, those looking to buy New Construction Homes in San Antonio TX area, don’t think they need a buyer’s agent.  After all, you can walk right in and talk to the sales people and buy a home.  What you need to understand as a home buyer that those sales agents are there to represent the builder’s interests…not yours.

Sales Reps will be Nice

Do not misunderstand me.  The sales agent on the San Antonio new home construction will treat you very nice and get you into a home that you want, however, they will not be looking out for your best interests in the home buying process.  They are looking to sell you the most home with the most amenities that they can get you into.

They will say things to you like, “you don’t need your own home inspection”  “we will provide one for you for free” and “no worries, we come out for at least a year and “fix” anything that might be wrong whenever you want us to.”

Those statements and others will be made to you to put you at ease and make you feel that you are getting a whole lot of something for free.  Are the statements true?  Yes, they are.  The builder will throw in a home inspection by a home inspector that works for them.  The home warranty that covers “certain” items will be addressed for a specific time frame.

Why You Need a Buyer’s Agent to Buy a New Home in San Antonio

However, you need to know what that means when you don’t have your own inspection and what issues that can cause you later when you are buying a new home in San Antonio TX.  You need to understand what the sales people are telling you when they start talking about all the “incentives” they are giving you.  You need to be aware of what you are buying and for how much.

You deserve to have the new home contract explained to you so that you understand what happens when you don’t do certain things.  You can lose money if you don’t understand the certain time contraints and if you don’t end up qualifying through their lender, you may end up losing your earnest money (deposit).

Builder sales reps are not Realtors®

The other thing that you may not realize is that San Antonio TX New Home Builder sales representatives are NOT Realtors®, (and even if they are, they aren’t working in that capacity at that time).  This means that they are not held to the certain Realtor® Code of Ethics that we are.  Again, this doesn’t mean that I think builder sales reps are horrible people.  However, again, it does mean that their boss is that builder and that is who they represent.

Prepare Yourself Financially for Selling Your San Antonio Texas Home

Many People Have Never Sold a San Antonio Texas Area Home Before

There are many Texas home sellers who may have never sold a home before and really don’t know the process.  Your first step should be to hire a San Antonio Texas area Real Estate Agent that is willing to educate you on the process. Normally, when I, as your Realtor® meet with you to sell your home, we discuss many things that have to do with price, condition and accessibility of your home and the type of marketing that I will do to sell your home for you.  The first conversation; however, will be do you qualify financially to sell you home?

Sellers May Not Realize the Financial Obligations of Selling a Home

Many sellers do not realize just what it takes financially to sell a home in today’s Real Estate Market.  Bottom line, there are fees associated with selling a home.  A good rule of thumb for costs in selling your home would be to estimate about 8-10 percent of the price of the home.  For example, if you were to sell a home for $100,000, you could expect to pay up to $10,000 in seller closing costs. What are these fees for?  Sellers closing costs in Texas usually include and are not limited to:

  • Owners Title Insurance Policy-Sellers generally pay for the Title Policy in Texas
  • Property Taxes-These are prorated for the time that you are living in the home.  For example, if you sell your home in March 3rd 2012, you will owe property taxes from January 1st until March 3rd, 2012, and the buyer will owe from March 4th, 2012.
  • Realtor’s Fees-Depends on who you hire.  Remember that selling a home can be a complicated process.  Don’t be duped into thinking going cheap is going to save you time or money.
  • Escrow Fees-The escrow officer is someone who facilitates the transaction once we get the contract.
  • Title Company Fees-These fees generally encompass Attorney fees, document recording fees..etc.
  • Home Owners Association Fees-When you sell your home, if you have an HOA, you will be required to provide the buyer the convenents and restrictions of the subdivision and a resale certificate.  The HOA charges a fee to provide this to the Title Company.
  • Surveys-If your current survey is older than 10 years old, you don’t have a survey or you have added something to the property such as a pool or a deck, you will be required to provide a new survey to the buyer.  These can run on average about $425 (cost is approximate).

These costs are fairly consistent with what you will be required to pay to sell your San Antonio Texas area home.  There can be other costs associated with selling.  For example, some buyers may ask for closing cost assistance or a home warranty.  You are not required to pay this as everything is negotiable…but these costs could end up being part of your transaction.

Equity, Condition and Other Factors Count

Now, depending on how long you have had your home (how much equity you have built up), the condition of your home, the Real Estate Market when you sell your home and various other factors, will determine how much if any money you will be required to bring to the closing table. If you have a significant amount of equity built up and the market is holding steady or doing well, you may just get a check at the closing table, (meaning money back). How will you know what your options are when you are thinking of selling your home?  Hire your San Antonio Texas Realtor® to do a Comparative Market Analysis for you and a Net Sheet and I can let you know just what you can expect.

I know, I know…Realtors® and everybody associated with them are constantly saying “The Time is Now”  “No Better Time to Buy”!!  “Best Time Ever to Buy”!!  It’s a constant barrage of BUY NOW messages and you may be getting a tad bit tired of hearing them and I completely understand.  However, this time, when I say Buy Now, I really mean it!  I mean, I always mean it, but because of the  large amount of San Antonio Texas homes for sale available, and lenders making this one of the most attractive times in history to buy a home, this is truly the time to buy a home if you are able.

Buying a Home is Cheaper Today

I hear you asking…”What do you mean buying a home is cheaper today?”  “Homes are obviously more expensive today than they were ten years ago.” Well, depending on what part of the United States you live in, this could be true or not given the state of the housing economy.  Here in the Greater San Antonio Texas area however, one could say that we have seen an increase (although not ridiculous), in housing prices in the last ten years.  However, because of the lower interest rates being offered, there is no cheaper time in history to buy a home than right now.

Let me give an example with hard core numbers so that you understand what I am saying.  Let’s say I bought my home a today at an interest rate of 6.5% and that home was priced at $165,000.  Over the course of five years I would pay approximately $52,000 in interest payments alone.  Let’s take that same home price and apply it to the going interest rate today* of 4%, (* rates can change daily).  When I calculate what I would pay in interest over five years, that total becomes approximately $31,000!  That is a savings of $21,000!  That is not chump change folks.  That makes it possible for you to pay your principle balance off faster as more of your hard earned money is going to pay off the actual balance of the home!

Those interest rates can go even lower if your credit is outstanding, or you are a disabled Vet.

How did the Schertz TX Real Estate Market fair for the month of April?  Well, before we get to the sold numbers, let’s take a look at what the present Schertz TX Real Estate Market is doing.schertz tx real estate, schertz tx homes for sale, schertz tx market report, guadalupe county real estate

Currently there are 165 single family Schertz TX Homes for sale.  The median list price is sitting at $159,000 with the current days on market being 55.  Home prices for available Schertz TX Homes for sale range from a low as $42,000 to as high as $385,000 and from as small as 840 square feet to over 3000 square feet.  In a nut shell there are a variety of Schertz TX Homes for sale.

There are a whopping 32 pending sales in the city of Schertz and many of those numbers, (given they aren’t short sales), should be added to the Sold numbers for May.

Once the offer gets accepted by the seller, the offer, along with all pertinent paperwork that the seller needs to provide will go up in a nice, neat package to the lender to either approve or disapprove the short sale.  Dates for the option, inspection, appraisal and closing need to be realistic.  This means that ordinarily, in a normal sale, you would go under option within the first few days and get your home inspection done and continue on towards the closing day where you become a home owner.

From the time that all paperwork is turned in to the lender to the time that you actually get a response,  is probably the most frustrating to the buyer and many call their agent daily when they haven’t heard anything for a while.  Many buyers agents have lost clients because there is nothing we can tell you  and buyers think that their agents are not representing them fully and have forgotten about them.  This couldn’t be farther from the truth.  Unfortunately, there isn’t much we can give you in the way of updates.  Once the lender has the offer and the paperwork, it is up to them to start the ball rolling again and until they get to your particular package and offer, it’s a waiting game.

What does that mean?  Well, I spend a lot of time analyzing your home, your neighborhood and the other homes in the neighborhood that are on the market, and those that have sold within the last 3, 6 and sometimes as far a 9 months out.  This is called doing a free comparative market analysis.

As a licensed Texas Real Estate Agent, I have the data and the training to interpret that data to reflect a price range that your home will most likely sell at.  Many individuals who are getting ready to sell their homes, may look at aggregate sites such as Zillow or maybe even Trulia to try and gauge what their home for sell for.  That’s ok as curiosity is expected when you are about to put your San Antonio TX home on the market.  The thing you must be careful of; however, is trying to interpret that data on your own.
